The Silverhawk PUD is a large-scale master planned development in the City of Ferndale. The property is approximately 25 acres in size and is planned for development of 50 for sale townhouse units, 14 for sale/rent live/work units and 246 multi-family apartments in 9 buildings, as well as a street fronting retail pad and an Interstate 5 freeway fronting, 20,000 square foot commercial pad. The project has been master planned with a focus on pedestrian facilities, green spaces and livability, and incorporates new public and private roads, significant critical areas preservation and enhancement, parks, trails, and community facilities. The project is in the planning stages and will have permit approvals in summer/fall 2024.

Old Town District Masterplan

8 City blocks in the Old Town District Urban Village in Bellingham, (the former Parberry Recycling properties) were purchased by a local developer in 2022 and 2023 and underwent a subsequent rezoning and development agreement process to facilitate a long-term master-planned redevelopment. The rezone required changes to the Old Town Sub-Area Plan, which was approved in 2023 by the City. The property owners and the City partnered to acquire EDI funding for street improvements, and the first block is planned for development with an 80+ unit, 5-story multi-family apartment in 2025. The updated Plan includes one block set aside for a permanently affordable housing project, and the entire site abuts the Light House Mission, a local non-profit homeless shelter (also an AVT Consulting project).

2628 Thornton Way
Annexation, Ferndale
The Thornton Way Annexation was an annexation of 11 undeveloped properties on the west edge of the City of Ferndale, constituting approximately 110 acres of land. The combined properties are located across Thornton from City Elementary and Middle Schools in an area that is currently developing. The properties received residential single family medium zoning and are intended to be developed with a mix of detached and attached housing forms over the next decade.
