Urban Infill Project Examples

  • 2322-2330 Orleans Street

    Infill Toolkit Garden Court

    This project included the consolidation of two underutilized lots located in the Roosevelt Neighborhood in Bellingham. Each lot was previously developed with now deteriorating small single-family homes, which were demolished, and replaced with a 5-unit Infill Toolkit Garden Court development. The units were designed in three buildings in a “U” shape around a common courtyard, with attached and detached units, and parking off the alley. The fronting street was improved with new curb, gutter, sidewalk, and street parking. The project included a 3-lot subdivision to allow for future resale of each building separately.

  • 2720 Cornwall Avenue

    ADU

    This project included the addition of a carriage house ADU to an existing developed single-family lot in the Cornwall Park Neighborhood in Bellingham. The property owners had a deteriorating garage and wanted to add a unit to the property while retaining their off-street parking.

  • 4216 Deemer Road

    Infill Toolkit Townhouse

    This project included the development of a 5-unit Infill Toolkit Townhouse project in the King Mountain Neighborhood in Bellingham. The townhouses are accessed from a shared private lane, and are designed as family units, with 2 car garage and 3 bedrooms per unit. The project incorporated critical areas preservation, a new public City trail. The project included a 5-lot subdivision to allow each townhouse to be sold and owned separately.

  • 2712-2725 Peabody

    Infill Toolkit SF + ADU

    This project, developed in the residential transition area of the Fountain Urban Village, included a 3-lot subdivision and the development of 3 new detached single family Infill Toolkit small homes, each with a detached single car garage, and a carriage house ADU above the garage.

  • 1500 Alabama Townhomes

    Infill Toolkit Townhouse

    The 1500 Alabama Townhomes is an infill project in the Roosevelt Neighborhood. A dilapidated single-family home was demolished to construct a new 3-unit townhome project, together with on-site surface parking, street improvements, and landscaping. An existing fourplex was retained on the site. All 3 townhomes and the fourplex were developed as rental units, but were subdivided into individual lots for future resale.

  • KCLT Birchwood Development

    Infill Toolkit Affordable Housing

    Kulshan Community Land Trust is in the process of developing an 18-unit infill project in the Birchwood Neighborhood. The development includes 9 new single-family homes with 9 attached accessory dwelling units, as well as a private lane, surface parking, frontage improvements, and retention of a large co-op farm operated in conjunction with WWU. The project is utilizing the City's Incentive Program for Innovative Affordable Homeownership to increase the project density; all 18 units will be sold as permanently affordable units.
